Hegemon Crest is a 34 lot, single family affordable housing development. We served as development consultants to Miracit CDC, a faith based non-profit. We negotiated the purchase of the former Linton Gardens public housing facility for seniors. We were able to direct the remainder of their Hope VI demolition grant to conduct site work and infrastructure to complete streets, curbs, and sidewalks for future single family homes. We arranged for the 34 lots to have construction and permanent loan closing with the buyer and builder. We provided mortgage seminars and preapprovals with three local banks to secure homeowner’s construction and permanent mortgages. We were also able to secure funds from the City of Columbus for right-a-way capital for lighting and utility connections. HUD provided down payment assistance relief to those home buyers who met specific affordability guidelines. This project was completed summer 2000.
